PROJECT SUMMARY

The Teluk Datai Resort is considered the most eco-friendly resort in Malaysia. The Datai Hotel, built in 1992, was among the first hotels in Asia to fully incorporate ecological principles in design and operations.

Lambert Advisory was engaged by Teluk Datai Resorts Sdn Bhd to provide business advisory services associated with the Teluk Datai resort, in Langkawi, Malaysia. There were four key objectives to our services: 1.) outline a strategy to position Teluk Datai as a globally recognized luxury resort development; 2.) assess the market opportunity for residential and hotel development at Teluk Datai; 3.) conduct a feasibility assessment associated with a Jungle Trail/Adventure Park; and, 4.) develop a preliminary financial analysis consistent with the recommended development program.

The recommended program and estimates of performance (by use) derived from Lambert’s work helped guide the master plan and, importantly, ensure that recommended program, phasing, and design elements be aimed at maximizing return-on-investment – given the substantial upfront capital/infrastructure cost. Our recommendations included a multi-phase development concept including 900 total hotel/resort rooms among a mix of luxury full service and boutique product; 890 single and multi-family residential units; 60,000 square feet of retail and commercial space; and, an Adventure Park oriented to eco-related activities.
